Move-out cleaning: what landlords actually check in Texas

The ten places property managers inspect, what Texas law says about deposits, and how to keep yours.

Deposit disputes in Texas are rarely about big damage. They're about the same short list of overlooked places, every time. If you're moving out of a rental in Austin, Round Rock, Kyle, or Buda, this is what gets checked and what it costs you to miss.

First, what Texas law actually says

Texas landlords generally must return your deposit, or give you a written itemized list of deductions, within 30 days of you surrendering the property and providing a forwarding address. Normal wear and tear cannot be deducted. Cleaning beyond normal wear and tear can be.

That last sentence is where the argument happens. "Normal wear" covers faded paint and worn carpet from ordinary use. It does not cover grease in the oven, soap scum in the shower, or a refrigerator nobody emptied. This is general information rather than legal advice, and the Texas Property Code is the authority if you end up in a dispute.

The places that actually get inspected

1. Inside the oven

The single most common deduction. Property managers open the oven door before they look at anything else, because it's the fastest way to tell whether a place was really cleaned. Racks, door glass, and the drawer underneath all count.

2. Stovetop drip pans and the range hood

Drip pans that can't be cleaned often get replaced and billed. Range hood filters hold months of grease that most tenants never touch.

3. The refrigerator, inside and underneath

Shelves, drawers, door seals, and the freezer. If the unit pulls out, underneath it too.

4. Bathroom grout and shower doors

Hard water in Central Texas is aggressive, and it leaves a film that ordinary cleaning doesn't remove. Shower door tracks are checked too, and they're the spot people most often forget entirely.

5. Window tracks and sills

Cheap to clean, easy to forget, and highly visible when someone is walking through with a clipboard.

6. Inside cabinets, drawers, and closets

Crumbs in a drawer or dust on a closet shelf reads as "they didn't clean," which colors how the rest of the inspection goes.

7. Baseboards, door frames, and light fixtures

Dust here is what separates a home that was tidied from one that was cleaned.

8. Walls and switch plates

Scuffs from furniture and fingerprints around switches. These are borderline cases where a spot clean removes the argument entirely.

9. Blinds and ceiling fans

Both hold a startling amount of dust, and both sit at eye level during a walkthrough.

10. The garage, patio, and trash

Anything left behind can be billed as removal, often at a rate you'd never agree to in advance.

How to protect yourself

  1. Read your lease. Many Texas leases specify cleaning requirements, and some require professional carpet cleaning with a receipt.
  2. Photograph everything after cleaning. Date-stamped photos of the empty, clean unit are the best evidence you can have.
  3. Provide a forwarding address in writing. The 30-day clock is tied to it.
  4. Clean before the walkthrough, not after. If something comes up, you want time to fix it.
  5. Keep the receipt. A professional cleaning invoice is a useful thing to hold if deductions get contested.

A thorough move-out clean on an average home takes most people a full weekend, and it lands in the same week as the move itself.
